Are you a detail\-driven H\&S professional who wants ownership of compliance across a diverse property portfolio? We're looking for a Health and Safety Manager to lead health and safety across our student accommodation, private rental, commercial units and development projects.

This is a broad, hands\-on compliance role. You'll own the full statutory testing and certification calendar — gas safety, electrical testing, EPCs, fire safety, PAT testing and HMO licensing — across multiple sites, working closely with site managers, contractors, consultants and senior management to keep every property compliant, certified and safe.

As a growing SME, you'll work closely with our senior leaders and have real visibility across the business. Budget approvals, contractor sign\-offs and key expenditure decisions go through the directors, so this isn't a role with independent budget authority — key spending decisions are signed off at director level \- but if you're comfortable working within that framework, you'll find ownership of the H\&S function and real scope to make the role your own.

**What you'll be doing:**

* Managing the compliance diary so all statutory testing and servicing is quoted, booked and completed ahead of due dates * Owning fire safety and evacuation procedures across all sites, including annual fire drills with Leicester Fire Service * Keeping risk assessments, RAMS and public liability documentation current and centrally recorded * Sourcing and managing contractors — obtaining quotes, checking documentation and presenting recommendations to the Managing Director * Carrying out monthly site inspections and audits, reporting findings and driving remedial works through to completion * Monitoring EICRs, EPCs and HMO licensing across the full portfolio * Attending council and fire service inspections and acting as the go\-to for escalated H\&S issues * Staying on top of legislative changes and communicating updates to teams and tenants * Presenting compliance reporting at senior level

**About you:**

* A NEBOSH General Certificate or equivalent H\&S qualification is preferred, though we welcome applications from candidates who can demonstrate solid, hands\-on H\&S experience in a similar environment * IOSH membership is preferred — candidates with relevant experience and a commitment to professional standards will be considered * NEBOSH Fire Safety Certificate or fire risk assessment training would be a real advantage * Proven H\&S experience, ideally within property, residential lettings, facilities or construction * Exceptionally organised with sharp attention to detail * A confident communicator, comfortable dealing with contractors, consultants, local authorities and directors alike * Practical and proactive — you chase things down rather than waiting to be asked * Comfortable in a fast\-paced SME where you'll manage multiple sites and shifting priorities * Full UK driving licence for site visits across the portfolio
