Property & Operations Manager
SHORT-STAY PORTFOLIO · PERTH, WESTERN AUSTRALIA · FULL TIME
We run a portfolio of 25 short-stay properties across Perth and we are growing. This role owns how that portfolio operates day to day, and how new properties come online.
THE ROLE
You are accountable for everything that keeps the portfolio running and earning: guests, cleaning, maintenance, suppliers, compliance and the operational setup of every new property we bring on.
Interior design and furniture selection sit with our design lead. Everything else — kitchen and bathroom packs, laundry, whitegoods, technology, outdoor, consumables, and the systems that hold it all together — is yours.
This is a build role as much as a maintain role. We want the person who documents how it works, not the person who holds it in their head.
RESPONSIBILITIES
Portfolio operations
- Day-to-day running of 25 properties, scaling with the portfolio
- Guest communication, issue resolution and out-of-hours escalations
- Listing and channel management across Airbnb, Booking.com and direct
- Occupancy, rate and revenue performance monitoring
- Review management and rating protection
Cleaning and turnover
- Cleaner scheduling, quality control and performance management
- Linen supply, rotation and replacement
- Turnover audits and presentation standards across the portfolio

- Reactive and preventative maintenance programmes
- Trade relationships, quoting and scheduling
- Strata and building management liaison
- Insurance, safety compliance, smoke alarms and fire equipment
- Local council and state short-stay regulation
New property onboarding
- Kitchen, bathroom and laundry packs — specification, procurement and setup
- Whitegoods and appliances — sourcing, delivery, installation and connection
- Technology — televisions, WiFi, noise monitoring and smart locks
- Outdoor furniture, cleaning equipment and opening consumables
- Coordination with the design lead so furnishing and operational setup land together
- Listing creation, photography scheduling and go-live
Suppliers and cost control
- Supplier and contractor negotiation, onboarding and performance
- Budget tracking per property and against portfolio targets
- Invoice reconciliation and cost reporting to the directors
Systems and scaling
- Ownership of the property management system and channel manager
- Documented processes and standard operating procedures for every recurring task
- Building the operating playbook that lets the portfolio grow without breaking
- Recruiting and managing an operations team as we scale
WHAT YOU BRING

- Proven logistics and coordination across competing priorities and tight turnarounds
- Confident managing trades, cleaners and suppliers, including the difficult conversations
- Comfortable with property management software, channel managers and automation tools
- Strong written communication — you will be the voice guests hear
- Commercially minded, with a working grasp of budgets, margins and cost control
- WA driver’s licence and your own vehicle
- Available for occasional out-of-hours escalations
Well regarded
- Experience scaling a portfolio rather than holding one steady
- REIWA registration or a property management licence
- Familiarity with Guesty, Hostaway or a comparable platform
- Basic bookkeeping or reconciliation experience

WE ARE HIRING
Property & Operations Manager
PERTH · FULL TIME · $90,000 – $110,000 + SUPER
25 short-stay properties. Growing. We need someone to own how they run.
We have built a portfolio of 25 short-stay properties across Perth and we are adding more. The design and furnishing side is handled. What we need now is the person who makes the whole thing work — every day, across every property, without anything falling through.
What you would own
- The day-to-day operation of 25 properties, and every one we add
- Guests — communication, problems, reviews and ratings
- Cleaners, trades and suppliers — scheduling, standards and the hard conversations
- Maintenance, compliance, strata and insurance
- Bringing new properties online — kitchen and bathroom packs, laundry, whitegoods, WiFi, TVs, noise monitoring, smart locks, outdoor and consumables
- The systems and documented processes that let us scale without it breaking
What we are looking for
- Three or more years running multiple properties — short-stay, residential or hospitality
- Someone who is genuinely good at logistics and does not drop things
- Confident managing contractors, including when the work is not good enough
- Comfortable with property management software and automation
- Commercially sharp — you will own budgets and cost per property
- WA driver’s licence and your own car
What this is not
This is not a desk job with a fixed routine, and it is not a role where you inherit a finished system. You will be building the operating model while running it. If you want a clear process handed to you on day one, this will frustrate you. If you want to design how a growing portfolio works, this is a rare opportunity to do it.
What we offer
- $90,000 – $110,000 + superannuation, depending on experience
- Performance component tied to occupancy, ratings and cost control
- Genuine ownership — you run the operation, not a slice of it
- A portfolio that is growing, and a role that grows with it
- A team that documents, measures and improves rather than firefights
To apply
Send your CV and a short note telling us about a portfolio or operation you have run, what broke, and what you did about it. We are more interested in that than a cover letter.
