Mall Leasing Manager oversees the end-to-end leasing strategy and operations of the shopping center. This role focuses on maximizing asset value, achieving full occupancy, optimizing the tenant mix to match shopper demographics, and building long-term relationships with local and international retail brands
Job Description:
- Develop and execute the annual retail leasing strategy to hit occupancy and rental income targets.
- Identify, prospect, and acquire high-performing retail brands, F&B outlets, and specialty leasing tenants.
- Curate a balanced and competitive tenant mix aligned with the mall’s market positioning and target demographics
- Lead end-to-end deal negotiations, including base rent, percentage/turnover rent, lease tenure, and fit-out contributions.
- Coordinate with tenants regarding setup, operation, and dismantling.
- Monitor tenant sales performance, address operational concerns, and ensure compliance with mall rules and regulations
- Analyze market trends, competitor retail developments, and rental rate benchmarks.
- Manage leasing budgets, forecasts, and tracking of rental and deposit collections
- Work closely with Operations, Marketing, Finance, Legal, Fit-out/Project teams and related departments to ensure smooth tenant onboarding and store openings
- Act as the liaison between tenants and management, maintaining good relationships
Qualifications:
- Minimum Diploma (D3) / Bachelor’s Degree (S1) in Marketing, Business Administration, Management, or related field.
- Minimum of 5 to 10 years of proven experience in retail or commercial mall leasing
- Good communication and negotiation skills.
- Strong interpersonal skills, Leadership and ability to build relationships with tenants and partners.
- Target-oriented with a strong sense of responsibility.
- Good administrative and organizational skills.
- Able to work both independently and as part of a team.
- Proficient in Microsoft 365 (Excel, Word, PowerPoint).
- Willing to work flexible hours, including weekends and public holidays if required.
- Well-groomed, presentable, and professional demeanor.
