About the Role

An exciting opportunity has arisen for an experienced and commercially minded Lettings & Marketing Manager to join a highly regarded independent estate agency.

Overseeing the lettings operation across two offices, you will be responsible for the day-to-day running, performance and continued growth of the department, while playing a key role in raising the profile of the business through creative and effective marketing.

This is a varied, hands-on position combining lettings management, property valuations, landlord relationship management, business development and marketing. You will be responsible for delivering an exceptional service to landlords and tenants, ensuring compliance with current lettings legislation, and identifying opportunities to grow the managed portfolio and increase market share.

We are looking for someone who understands the lettings industry, enjoys building relationships and has the creativity and commercial drive to make a real difference to the business.

Key Responsibilities

  • Oversee the lettings department across two offices, ensuring consistent standards, excellent customer service and strong commercial performance.
  • Manage the day-to-day operation of the department, ensuring processes are efficient, professional and compliant.
  • Drive growth in the lettings portfolio through new business generation, landlord referrals and relationship building.
  • Monitor departmental performance against agreed targets, identifying opportunities to improve revenue, profitability and service delivery.
  • Support and develop colleagues across both offices, promoting a positive, professional and results-driven culture.
  • Build strong relationships with landlords, tenants and prospective clients, ensuring a high level of customer satisfaction.

Property Valuations & Landlord Relationships

  • Conduct rental valuations and provide accurate, evidence-based advice to landlords on achievable rental values.
  • Advise landlords on market conditions, rental demand, investment potential and strategies to maximise returns.
  • Win new instructions and convert valuation opportunities into successful lettings.
  • Build and maintain long-term relationships with landlords, generating repeat business and recommendations.
  • Identify opportunities to grow the managed portfolio and develop additional revenue streams.
  • Keep up to date with local market activity, competitor offerings and changing rental trends.

Legislation & Compliance

  • Maintain an up-to-date understanding of current lettings legislation, regulatory requirements and industry best practice.
  • Ensure the department operates in accordance with applicable landlord and tenant legislation, safety requirements and compliance obligations.
  • Ensure appropriate processes are followed for tenancy documentation, property safety certificates, deposit protection and other relevant requirements.
  • Keep landlords informed of legislative changes and advise them on their responsibilities.
  • Work proactively to identify compliance risks and ensure appropriate procedures are in place across both offices.

Marketing & Business Development

  • Take responsibility for the marketing strategy and activity supporting the lettings department.
  • Develop creative campaigns to attract new landlords, increase instructions and promote the agency's lettings services.
  • Manage social media content, property marketing, promotional materials and digital campaigns.
  • Create engaging content to raise the profile of the lettings department and strengthen the agency's brand locally.
  • Identify opportunities to promote the business through local networking, community engagement, partnerships and targeted campaigns.
  • Work with the wider business to ensure marketing activity is consistent with the agency's brand, values and commercial objectives.
  • Monitor the effectiveness of marketing campaigns and adapt activity to maximise enquiries, leads and new business opportunities.

About You

To be considered for this opportunity, you must have a minimum of two years' experience within the lettings industry, alongside a genuine interest in marketing and business development.

You will ideally demonstrate:

  • At least two years' lettings experience within a residential estate agency.
  • Experience conducting rental valuations and advising landlords on market conditions and achievable rental values.
  • A strong understanding of lettings legislation, compliance requirements and industry best practice.
  • Previous experience building landlord relationships and winning new business.
  • Marketing experience, whether through social media, digital marketing, content creation, campaign management or promotional activity.
  • Excellent communication, negotiation and organisational skills.
  • The ability to manage competing priorities while maintaining high service standards across two offices.
  • A commercially focused mindset, with the confidence to identify opportunities and drive departmental growth.
  • A proactive, hands-on approach and the ability to work independently.

You will be organised, enthusiastic and ambitious, with the ability to combine the operational demands of running a lettings department with the creativity required to deliver effective marketing.
