ROLE PURPOSE
Lead the interiors and finishing phase of Melhor Group’s ongoing project in Anjuna, from civil readiness to final handover. Own the finishing programme, cost and quality outcomes, lead the site team and contractors, and act as the single point of accountability to management, the architect and consultants for delivering approved finishes on time, within budget and to the Melhor standard.
KEY RESPONSIBILITIES
◆ Programme and delivery ownership. Build and own the finishing master programme linked to project milestones and handover dates. Set unit-wise and area-wise sequencing, monitor the critical path, and recover slippage with clear catch-up plans approved by management.
◆ Civil readiness and defect governance. Set the standard for releasing areas to finishes. Ensure civil defects are recorded, assigned, rectified and approved before finishing begins, and that no unresolved defect is concealed. Escalate structural concerns to the structural consultant and drive them to closure.
◆ Architect and consultant leadership. Lead coordination with the master architect, Anagram, interior designers, MEP and structural consultants. Chair coordination meetings, own the query and clarification log, and ensure every visit observation is closed with evidence before the next visit.
◆ Design, drawing and approval control. Own the drawing register and approval tracker. Ensure only the latest approved revisions reach site, and that shop drawings, samples and mockups are approved before execution. Identify design gaps and interface issues early and resolve them with the design team.
◆ Execution and quality leadership. Oversee flooring, stone and tile work, ceilings, partitions, painting, joinery, doors, windows, wardrobes, kitchens, fixtures and fittings. Define the inspection and test plan, hold stage-wise approvals before concealment, and enforce rejection of defective work or materials.
◆ MEP integration. Ensure electrical, plumbing, HVAC, drainage, lighting and service access are coordinated with civil and interior works. Drive clash resolution before execution and confirm testing before any covering work, so that cutting, damage and rework are avoided.
COMMERCIAL , TEAM AND HANDOVER
◆ Cost, budget and contractor control. Track the finishing budget against BOQ and approved rates. Review and certify contractor measurements and bills with the billing team, evaluate variations and extra items before approval, and recommend recovery for rework and delays caused by contractors.
◆ Procurement and materials planning. Plan material approvals, quantities and procurement dates with the purchase team against the programme. Ensure delivery inspection, storage protection and wastage control, and flag longlead items early.
◆ Team leadership. Lead Assistant Project Managers, site engineers and supervisors. Allocate work fronts, set daily and weekly targets, review DPRs, and build a site culture of accountability, documentation and finish quality.
◆ Reporting to management. Present weekly progress, cost, quality and risk reports to management, with planned versus actual, pending decisions and approvals, and the defect and rework register showing cause, responsible party, cost and recovery.
◆ Snag closure, handover and safety. Run joint inspections with civil, MEP, quality, CRM and handover teams. Drive every snag to verified closure, and ensure testing, warranties, manuals and completion records are in place before a unit is released for possession. Own site safety and housekeeping.
WHAT YOU BRING
◆ B.E. / B.Tech in Civil Engineering, or a degree in Architecture or Interior Design; a postgraduate qualification in construction management is an advantage.
◆ 10 to 15 years in construction and interiors execution, including at least 4 years leading the finishing phase of premium residential or hospitality projects through handover.
◆ Proven control of programme, BOQ, contractor billing and variations.
◆ Command of architectural, interior and MEP drawings, specifications and approval processes.
◆ Steady leadership with contractors and consultants, and the judgement to escalate early.
