OKTO Integrated Services Ltd

Technical Sales Executive – Building Systems and Software (Healthcare Estates) · Lisburn

Lisburn · Full time · Field and office based · £39,000 basic + £6,000 car allowance + uncapped commission · OTE £80,000

The job

We need a salesperson. Business-to-business technical sales and business development, selling to NHS estates directors, main contractors and consultants, with on-target earnings of £80,000 in year one.

The job is to sell OKTO’s digital building technology systems work and our software, CIDE-OS, into hospital estates, prisons, data centres and the contractors and consultants who build them. It is field sales and account management in one: you open the door, you keep the relationship, and you bring the engineers in when it is time.

You will be based in our Lisburn office. You will work directly with our management team and with the engineers who built CIDE-OS, who sit in the same building.

Basic salary £39,000. Car allowance £6,000. Commission is uncapped. If you hit target you will earn £80,000 in your first year. If you beat it you will earn more. The commission plan is written down and we walk through it with you at first interview.

This is a selling job. Most of your week will be on the phone, in meetings and on estates. The rest will be writing up what you heard so the engineers can act on it, and keeping our name in front of the market.

About OKTO

OKTO is a critical building systems integrator. For over three decades we have integrated and commissioned the systems buildings depend on: BMS, electrical, steam, generators, chillers, ventilation, security, data and AV. We are headquartered in Lisburn, we have an office in Pimlico in London, and we have our own integration lab in Lisburn, OKTOLabs, where we sort out the integration problems before anyone goes to site.

We work on hospitals, prisons, hotels and some of the most demanding private buildings in the UK. Most of our work is repeat work from clients we have had for years. We get it because we do what we said we would do and we do not walk away when a job gets hard. A senior director is accountable on every major project.

We are an engineering company. The people you will be selling with have spent their working lives in plant rooms and on site, and the people you will be selling to can tell.

About CIDE-OS

CIDE-OS is the software we built because of that work. Every system on a hospital estate is commissioned, connected and reporting, and none of them tells you what they mean together. A BMS says “Boiler 2: alarm”. CIDE-OS says sterile supply to theatres is at risk, decide by 14:15, and shows the evidence under it. It only reads. It cannot control anything.

What makes it different is the operational logic. That is the estate’s own procedures, written down with its engineers zone by zone and signed off before anything runs. A software company cannot write that. We can, because we have spent over three decades commissioning the plant it describes.

It is being deployed now at Belfast Health and Social Care Trust. We showed it at Healthcare Estates in Manchester this month and came back with thirty senior leads from NHS trusts, contractors, consultants and product companies. Your first job is to help turn those into customers.

What you will be doing

  • Business development: finding and opening new conversations with estates directors, heads of estates and digital leads at NHS trusts in Northern Ireland, Ireland and England. We will start with the trusts whose repair backlog is public, and with the thirty leads we brought back from Healthcare Estates this month.
  • Selling OKTO’s integration and commissioning work to main contractors, M&E contractors and consultants on new hospitals, prisons and data centres, and introducing CIDE-OS as the extra on top.
  • Working the product partner conversations. Fire, CAFM, BMS, steam and critical power companies have asked about putting CIDE-OS on top of their own product. Those need following through.
  • Account management and the pipeline. Every contact, every conversation, every next step, written down and up to date without anyone having to ask you.
  • Arranging and hosting visits to the Belfast command centre and to OKTOLabs once Belfast is live. That will be the best sales tool we have and you will run the diary for it.
  • Writing proposals and quotations with the engineers and the commercial team, in plain English.
  • Posting on LinkedIn and our other channels about what we are doing, the projects we are on and the events we are at, and helping the team with case studies and content. You will be one of the faces of the company online, so this matters.
  • Going to the shows and events that matter to our market, including Healthcare Estates next year, and telling us honestly which ones were worth the money.
  • Bringing back what the market says, including the bits it does not like.

Who we are looking for

  • At least three years in B2B technical sales, business development or account management, selling to people who know their subject. Building services, controls, M&E, facilities management, healthcare estates, NHS, construction, or software sold into those markets. You do not need to be an engineer. You do need to be able to sit with one and follow the conversation.
  • A record of opening doors yourself. We will hand you a strategy and a list on day one. After that the list is yours to build.
  • Patience for a long sale. A trust takes months to buy. You need to keep a conversation going without becoming a nuisance, and know where that line is.
  • Plain speech, spoken and written. Our clients are estates directors and engineers. They buy from people who talk straight and they know when they are being sold to.
  • Comfortable on LinkedIn and happy to put your name and face to what we do.
  • Organised without being told. If your notes live in your head this is not the job for you.
  • Willing to travel. Belfast and Lisburn most weeks, Dublin and England regularly, London when needed. Full driving licence.
  • Honest. We keep our promises to clients, so we need to know exactly what you have said to them.

Who we are not looking for

  • Someone who needs a big team behind them before they can sell. We are a small company. You will help write a lot of what you use.
  • Someone who sells by promising. Our engineers deliver exactly what was agreed, so whatever you add to get the order, they will have to make true.
  • Someone looking to manage a team straight away. This is a job for someone who sells.
  • Someone who cannot say “I don’t know, I’ll find out”. In front of a head of estates that is the right answer more often than not.

How we work

You will sit with the engineers, not in a separate sales office. The people who wrote the operational logic for Belfast are down the corridor and the quickest way to learn what we sell is to ask them.

We write and speak in plain English. No sales talk, no jargon, no claims we cannot back up with something we have actually done. If a sentence would not survive a head of estates reading it back to you, it does not go out.

You will deal with management directly. Decisions are quick and so is feedback.
