The Senior Project Manager leads commercial construction projects from preconstruction through final closeout. The role is accountable for contract administration, schedule, cost, quality, safety coordination, client communication, and the performance of the project team. The position reports to the Project Executive or designated company leader and works closely with the Superintendent, preconstruction staff, accounting, design professionals, owners, and trade partners.
POSITION SCOPE
· Lead one complex project or a portfolio of projects according to assigned staffing and authority; supervise project managers, engineers, coordinators, or other assigned staff.
· Exercise delegated purchasing and change authority under company policy. Escalate commitments, claims, material risks, and deviations that exceed approved authority.
· Work primarily in the Orlando area, with regular jobsite visits and travel to other Florida project locations as assigned.
CORE RESPONSIBILITIES
Project planning and delivery
· Build a project execution plan with the Superintendent: milestones, staffing, procurement, permitting, design decisions, logistics, and long lead items. Maintain a credible baseline schedule and recovery plans when needed.
· Lead handoff from estimating, review scope gaps and constructability, and coordinate design development and value options on design build work while maintaining clear responsibility for design decisions with the licensed professionals.
· Lead owner, architect, engineer, and trade meetings; maintain decisions, action items, RFIs, submittals, field directives, and document control so the team works from current information.
· Track permitting, inspections, testing, commissioning, punch list, turnover documents, warranties, and final acceptance.
Commercial and financial control
· Own project budget, buyout, commitments, cost codes, monthly cost-to-complete forecasts, contingency use, cash flow, and projected gross margin; explain variances and corrective actions.
· Administer the prime contract and subcontracts, including notices, change proposals, schedule impacts, pay applications, lien releases, bond and insurance requirements, and closeout. Preserve records that support entitlement and payment.
· Review subcontractor bids, scopes, exclusions, schedules, qualifications, and award recommendations. Approve invoices and changes within delegated limits and coordinate timely billing and collections with accounting.
· Evaluate changes and claims promptly, quantify cost and time effects, and secure written authorization before work where the contract permits. Escalate disputes and potential default actions to company leadership.
People, safety, quality, and relationship s
· Set expectations for project staff, delegate work, coach and evaluate performance, and coordinate staffing needs with leadership.
· Partner with the Superintendent and safety lead to enforce the project safety plan, correct hazards, and stop or escalate unsafe work under company policy.
· Implement quality control reviews, mockups, inspections, and corrective action tracking. Coordinate early resolution of design conflicts and field conditions.
· Keep owners informed with accurate schedule, budget, change, and risk reports. Maintain constructive relationships with design teams, authorities, trade partners, and the community.
· Support qualified supplier and subcontractor outreach and project specific MBE, WBE, Section 3, or other participation obligations when required by the contract.
Qualifications
· At least 10 years of progressive commercial construction experience, including significant project management responsibility and supervision of project staff.
· Demonstrated delivery of complex ground up or renovation work, preferably including multifamily, public, institutional, or design build projects.
· Bachelor’s degree in construction management, engineering, architecture, or a related field preferred; equivalent field and management experience considered.
· Strong command of construction contracts, estimating and buyout, CPM scheduling, cost forecasting, RFIs, submittals, change management, and closeout.
· Proficiency with current project management platforms, Microsoft 365, and scheduling software such as Primavera P6 or Microsoft Project; ability to learn the company’s systems.
· Clear writing, negotiation, and client presentation skills. OSHA 30, CCM, DBIA, or PMP credentials are valued where relevant.
· Valid driver’s license and ability to visit active construction sites, including walking uneven ground, climbing stairs, and using required personal protective equipment, with reasonable accommodation as applicable.
Performance measures
Performance is assessed through forecast accuracy, approved margin and cash results, milestone reliability, timely change and notice administration, safety and quality performance, client satisfaction, and development of assigned staff. Specific annual goals are set with the Project Executive.
Pay: $135,000.00 - $150,000.00 per year
