Smart Suites is growing, and we're looking for a proactive and detail-oriented Real Estate Acquisition & Finance Analyst to help identify property investment opportunities, evaluate potential deals, coordinate financing, and support our expansion across Australia.

This isn't just about preparing spreadsheets and reports. You'll work on real property acquisition opportunities, engage with banks, brokers, and property professionals, and use AI-powered tools to turn complex information into clear, actionable recommendations.

What You'll Be Doing

• Research Property Opportunities: Identify and shortlist potential acquisitions, including motels, boarding houses, leasehold businesses, land, and development opportunities.
• Analyze Investment Deals: Use AI-assisted tools and financial templates to assess feasibility, cash flow, operating costs, financing requirements, and investment risks.
• Coordinate Financing: Prepare loan application packages, organize supporting documents, and follow up with banks and finance brokers.
• Engage Industry Professionals: Liaise with real estate agents, landowners, lenders, planners, engineers, and other stakeholders to gather information and progress opportunities.
• Support Due Diligence: Research planning requirements, property conditions, and potential risks while coordinating specialist assessments when needed.
• Manage Acquisition Pipelines: Maintain accurate trackers, monitor deadlines, follow up on outstanding requirements, and prepare clear progress updates and recommendations for management.

What We're Looking For

• 2–4 years of relevant experience preferred, although candidates with strong transferable skills and potential are encouraged to apply.
• Background in finance, mortgage processing, loan administration, real estate, property development, valuation, engineering, town planning, or related fields.
• Practical understanding of financial concepts such as cash flow, loan applications, investment returns, and debt servicing.
• Proficiency in Microsoft Excel or Google Sheets, with strong attention to detail and data accuracy.
• Comfortable using AI tools such as ChatGPT for research, analysis, and reporting, with the ability to verify outputs and question assumptions.
• Excellent written and spoken English communication skills.
• Confidence communicating with banks, brokers, real estate agents, and other business stakeholders.
• Strong organizational, research, problem-solving, and time management skills.
• Proactive, resourceful, and able to manage multiple priorities independently.

You'll Have an Advantage If You Have:

• Experience in Australian property, mortgage broking, lending, or commercial finance.
• Exposure to property feasibility studies, financial modelling, or investment analysis.
• Experience preparing finance applications or coordinating directly with lenders.
• Familiarity with investment metrics such as ROI, IRR, LVR, and DSCR.

Our Recruitment Process

2. Technical Live Assessment (60–90 minutes)

3. Behavioral Interview (60 minutes)

4. Meet the Founder (30–60 minutes)

• A final conversation about role expectations, professional growth, and Smart Suites' long-term vision.

5. Pre-Engagement Requirements

• IT Audit: Verification of your remote working setup and compliance with system requirements.
• Reference Check: Confirmation of relevant work experience and professional references.

Work Arrangement: 100% Remote (Philippines)

Engagement Type: Independent Contractor

Schedule: Full-time, with flexible working hours aligned with business requirements

Business Operating Hours: 5:00 AM–10:00 PM Philippine Time

Time & Productivity Tracking: All contractors use Hubstaff for time and activity tracking to support accurate work monitoring, accountability, and payment processing.

Monthly Rate: AUD 1,800–2,000 (all-inclusive)
